Komodo amended the drawings from the previous meeting on the 20th April
Comments on the new drawings
Mark, Paul, Stephen liked the new design.
Stephen said the rooms were bigger than the rooms in the apartments we had been shown.
Komodo wondered if the dinette could be added back in the 2 beds, adding about one meter to the width of the building. Paul wondered about the added cost. Komodo wondered what this would do to the parking outside. This option was left open.
Komodo noted the balconies were now smaller due to the proximity to the boundary. Stairwell was made smaller than before.
Mark wondered if 5 floors was a good idea from the perspective of selling.
Komodo or was it Stephen said that the council would approve 5 floors even if we had our own sceptic tanks as the fault was theirs that sewage had not been provided
Parking is still a issue. Paul said we should put the parking under the second set of blocks to be built not the first. That is the blocks furthest from the gate.
Komodo said the water tank should be moved to behind the store in that corner of the plot.
Komodo agreed to go to the 3d phase of the drawings to work on the look
NEMA only require provisional designs
Paul & Mark to get the interior designer involved.

Mark said we were going to get a Foreman to supervise the main structure. Not a contractor. Paul agreed. Urgent action!
Mark and Paul want to buy a lorry.
Due to the proximity of the elections it was agreed to try and start work 1st august
Komodo said NEMA would take 2 1/2 months

Nema is the bottlenexk on the project. The cost of NEMA is 0.05% of the building cost. Around 40,000ksh
Pauls Thoughts after the meeting
we originally said that 70% of apartments would be 2 bed and 30% three bed. The ratio must be either 6 to 2 or 7 to 1 or 5 to 3
Komodos outside drawing show all blocks part 2 bed and part 3 bed. Which we have agreed will not
be the case. Some blocks will be all 2 bed depending on the ratio above.
A option for a more open plan kitchen /dinning???? At least make some walls non structural. But do we really want to gibe this option to clients on a low cost project.

- Lounge to face inward
- Optimize wasted space
- Flow of rooms
- Optimize plumbing
- Three or four blocks - depends on cost of reinforce ground floors and number of floors
- First block is mix of two and three beds to test market
- Ideal size 84meters 105meters square - not including balcony or stair well 100ft by 210ft size of plot
Critique from the meeting
- Sizes of rooms good, design good
- try and make the outer perimeter of the block a perfect rectangle - apart from the balcony and the stairs
- changing the orientation of the block would cause some of the balconies to be right beside one another - so not worth considering
- parking a problem even an extra few meters would help
- try to put parking underneath the other two block might help add parking spaces, also would enable us to expand the offices and stores as they would not be interfering with apartments
- Balance between bigger rooms and cost of building

- put two septic tanks under the parking
- Keep the design of the roof and building as simple as possible and add beauty using natural stones, color, etc
- Involve interior designer as soon as possible - action Paul & Mark
- Komodo to produce a new design for the next meeting
- try to wrap up the design by end April - or at least good enough for NEMA to begin
- Mark to finalise size of the plot with surveyor. It maybe be 64 meters wide rather then 60 which would help a lot. But we may also have to give up space to the council for parking
